Settings influencing the flow of the checklist

Listen carefully (busy street, railway, flight path, bar downstairs).

Check the actual walking distance to bus/train stations and supermarkets.

Is the view blocked? Can neighbors look directly into your home?

Cracks? Need for restoration? (Can be expensive!)

Condition of tiles, moss presence, visible leaks?

Cleanliness, condition of mailboxes, lift, stairs.

Look for structural cracks or signs of damp (stains).

Double glazing? Condition of frames (wood/PVC)? Open and close everything.

Warping parquet (dampness?), cracked tiles, sloping floor.

Recent or outdated installation? Are the sockets grounded?

Turn taps on fully. Flush the toilet. Check that water drains well.

Look UNDER the sink and basin. Check shower/bath seals.

Type (Gas/Electric)? Age of the boiler? Test radiators if possible.

Do wet rooms have vents? Do they work? (Paper sheet test).

Ask for the last 3 statements. What is included (water, heating)?

Rating A to G. Beware of low ratings (F/G)!
